Each fire pit, fire table, sculpture, or fire feature includes all required operating components, excluding final gas and electrical connections.

The vessel ships fully assembled. Burner and electronic components ship uninstalled to prevent transit damage. All vessels are pre-fitted and pre-drilled, with burner assemblies pre-mounted when practical to simplify final installation.

Installation Notes

• Final gas and electrical connections must be completed by a licensed professional.

• Systems are designed for straightforward installation with minimal components.

• Electronic ignition systems are recommended for fire features over 200,000 BTU.

• Operates by wall switch or building control system

Shipping & Lead Time

Products ship from our facilities or domestic fabrication partners. Shipping method and cost are based on product size, weight, destination, and delivery requirements.

Smaller items ship via standard ground carriers. Larger fire pits, fire tables, fire and water features, and custom fabrications ship crated by freight. Freight deliveries are curbside with liftgate service and require a scheduled delivery appointment. Placement, uncrating, and installation are not included.

Shipping charges are calculated at checkout or quoted separately for larger or custom orders. Customers are responsible for ensuring adequate site access and must inspect all shipments upon delivery. Any visible damage must be noted on the carrier paperwork before signing.

Most products are made to order. Lead times vary by product, finish, burner system, and production schedule and are provided as estimates only. Transit time begins once the order ships and is dependent on the carrier and destination. Modofire is not responsible for delays caused by carriers, weather, or site access issues.

We recommend scheduling installation only after shipment confirmation is received.

Return and Cancellation Policy

At Modofire, the majority of our products are custom made to order and fabricated specifically for each project. This policy reflects the time, materials, and coordination required to produce high-quality fire features and architectural elements.

Order Cancellations

Within 72 Hours of Order Placement
Orders may be cancelled for a full refund.

After 72 Hours and Prior to Production
A cancellation fee of 3 percent applies to cover administrative and payment processing costs.

After Production or Shipment Begins
Orders may no longer be cancelled. This includes all custom, made-to-order, and fabricated products.

Returns

Most Modofire products are not eligible for return due to their custom, made-to-order nature.

Non-returnable items include, but are not limited to:

Fire pits, fire tables, fire bowls, planters, fire and water features, and sculptures
Aluminum, steel, or concrete GFRC products
Any product marked made-to-order, custom, or one of a kind
Installed, used, modified, sale, or clearance items

Eligible Standard Items

If a product is identified as a standard, non-custom item, it may be eligible for return under the following conditions:

Item must be unused and in original packaging
Return must be requested within 30 days of delivery
A valid Return Authorization Number (RAN) is required
A 12 percent restocking fee applies
Buyer is responsible for return shipping and freight costs

Refunds are issued to the original payment method after the item is received and inspected.

Custom and Artistic Products

Due to the artisan and fabricated nature of Modofire products, minor variations in color, texture, finish, or surface appearance are expected and are not considered defects. These variations do not qualify for return or refund.

Exceptional Circumstances

In rare situations such as significant production issues, material unavailability, or force majeure events, Modofire reserves the right to cancel an order. In such cases, a full refund will be issued to the original payment method.

Warranty & Coverage

Warranty coverage is divided between the fire vessel or enclosure and the internal burner and control components.

Fire Vessel & Enclosure
5 year limited warranty covering structural defects in materials and workmanship under normal outdoor use and proper installation. Surface finishes, patina, and cosmetic changes are not structural warranties.

Burners & Components (Manufacturer Warranties)

• Burners (stainless steel or brass): Lifetime

• Electronics and gas valves: 3 years residential, 1 year commercial

• Pilot assemblies: 2 years residential, 1 year commercial

• Stainless steel burner pans or valve boxes: 5 years residential, 1 year commercial

Terms & Exclusions
Warranty begins at shipment. Coverage includes replacement parts and factory repair labor only. Installation, removal, freight, and on site labor are excluded. Normal wear, finish variation, heat discoloration, misuse, improper installation, unauthorized modifications, and indirect damages are not covered.
