Shipping and Lead Time Policy

Shipping Policy

All products ship from our facilities or our network of domestic fabrication and fulfillment partners. Shipping methods and costs are determined by product size, weight, destination, and delivery requirements.

Smaller components and accessories typically ship via standard ground carriers. Larger fire pits, fire tables, fire and water features, and custom fabrications ship crated by freight due to size and handling requirements.

Freight deliveries are curbside only with liftgate service and require a delivery appointment scheduled by the carrier. Placement, uncrating, and installation are not included.

Shipping charges are calculated at checkout or quoted separately for larger or custom orders. Delivery methods and estimated timelines are provided prior to shipment.

Customers are responsible for ensuring adequate site access for delivery vehicles. Any special delivery requirements must be communicated prior to order placement.

All shipments should be inspected upon delivery. Any visible damage must be noted on the carrier’s paperwork before signing.

Lead Time and Delivery Expectations

Most products are made to order and fabricated specifically for each project. Lead times vary based on product type, finish selection, burner system, and current production schedules.

Estimated lead times are provided for planning purposes only and are not guaranteed ship dates. Production schedules may be affected by material availability, finishing processes, quality control, and logistics.

Transit time begins once an order leaves the fabrication facility and is dependent on carrier scheduling and destination. Modofire is not responsible for delays caused by freight carriers, weather conditions, or site access limitations.

We recommend coordinating installation and contractor schedules only after shipment confirmation has been provided.

Return and Cancellation Policy

At Modofire, the majority of our products are custom made to order and fabricated specifically for each project. This policy reflects the time, materials, and coordination required to produce high-quality fire features and architectural elements.

Order Cancellations

Within 72 Hours of Order Placement
Orders may be cancelled for a full refund.

After 72 Hours and Prior to Production
A cancellation fee of 3 percent applies to cover administrative and payment processing costs.

After Production or Shipment Begins
Orders may no longer be cancelled. This includes all custom, made-to-order, and fabricated products.

Returns

Most Modofire products are not eligible for return due to their custom, made-to-order nature.

Non-returnable items include, but are not limited to:

Fire pits, fire tables, fire bowls, planters, fire and water features, and sculptures
Aluminum, steel, or concrete GFRC products
Any product marked made-to-order, custom, or one of a kind
Installed, used, modified, sale, or clearance items

Eligible Standard Items

If a product is identified as a standard, non-custom item, it may be eligible for return under the following conditions:

Item must be unused and in original packaging
Return must be requested within 30 days of delivery
A valid Return Authorization Number (RAN) is required
A 12 percent restocking fee applies
Buyer is responsible for return shipping and freight costs

Refunds are issued to the original payment method after the item is received and inspected.

Custom and Artistic Products

Due to the artisan and fabricated nature of Modofire products, minor variations in color, texture, finish, or surface appearance are expected and are not considered defects. These variations do not qualify for return or refund.

Exceptional Circumstances

In rare situations such as significant production issues, material unavailability, or force majeure events, Modofire reserves the right to cancel an order. In such cases, a full refund will be issued to the original payment method.

Warranty and Product Coverage

At Modofire, all fire features—whether designed and fabricated by us or produced in collaboration with our trusted manufacturing partners—are held to the same standards of quality and performance. Warranty coverage is divided between the fire vessel or enclosure and the internal burner and control components.

Fire Vessel and Enclosure

5-Year Limited Warranty

Covers the structural integrity of Modofire-made and partner-fabricated fire vessels and enclosures, including materials and workmanship, under normal outdoor use and proper installation.

This warranty applies to aluminum, steel, and metal enclosures supplied as part of a complete Modofire fire feature.

Internal Components

Modofire integrates premium burners, ignition systems, and gas components from industry-leading manufacturers. These components are covered under their respective limited warranties as outlined below.

Warranty Terms

Warranty coverage begins on the original shipment or purchase date.
Coverage includes replacement parts and factory repair labor only.
Installation, removal, freight, and on-site labor are not included.
Warranty claims require a valid RMA issued by Modofire or the applicable component manufacturer.

Warranty Exclusions

This warranty does not apply to damage resulting from:

Improper installation or failure to follow manufacturer guidelines
Overheating, misuse, or operation outside rated specifications
Unauthorized modifications or repairs
Use in unsuitable or extreme environments not intended for the product

The following are not covered:

Normal wear and tear
Surface finish changes, patina development, or aesthetic aging
Heat-related discoloration or weather-related finish variation
Consequential or indirect damages
